Why it stands outThe original loan is under half the county's value, and held 24 years.

County value is the appraisal district's figure, not a market estimate, and the original loan is what was borrowed when the deed of trust was signed — not the current payoff. The spread compares the two; it is not equity. Who owns the property, and every instrument recorded against it, is in the $1 research.

How Collin County foreclosure sales work

A Texas foreclosure under a deed of trust needs no court. The lender appoints a substitute trustee, files a notice of sale with the county clerk at least 21 days before the sale, and the trustee sells the property at public auction to the highest bidder for cash. Title passes by trustee's deed; junior liens are wiped, senior liens and taxes carry over.

The notice states the original principal of the loan, never the current payoff. The gap between those two numbers is where most bad assumptions live.

Auction schedule

Sales are held on the first Tuesday of every month between 10 AM and 4 PM at the Collin County Courthouse, 2100 Bloomdale Road, McKinney, or wherever the Commissioners Court has most recently designated. Each sale must begin within three hours of the time stated in its notice.

Where notices are filed

Notices are filed with the Collin County Clerk, who publishes every filed notice with its detail page on the county's foreclosure notices app (apps2.collincountytx.gov/ForeclosureNotices). Notices are filed with the clerk at least 21 days before the sale and appear on the county's notice app the same day; PlotCipher reads the app every morning at 4 AM and reads each notice document for the original principal.

What a notice does not tell you
Whether the debt is still owed
The notice states the original principal, not a current payoff. No public record establishes a balance.
What else is recorded against it
Junior liens, tax liens, HOA claims and prior mortgages sit in separate indexes. Some survive the sale.
Who is actually foreclosing
The notice names a trustee and a beneficiary. The assignment chain that got there is a separate set of documents.
Whether the sale will happen
Postponement and withdrawal are not recorded events. The only certainty is the posting on the morning of the sale.
Run property research — $1
Pulls all of the above for one address and links each conclusion to its source document.
Frequently asked

Plano foreclosures, answered.

When are foreclosure auctions held in Collin County?
Texas trustee sales happen on the first Tuesday of every month, between 10 AM and 4 PM, and each sale must begin within three hours of the time stated in its notice. Collin County sales are held at the Collin County Courthouse, 2100 Bloomdale Road, McKinney, or wherever the Commissioners Court has most recently designated.
Where are foreclosure notices filed?
A notice of substitute trustee sale is filed with the Collin County Clerk, who publishes every filed notice with its detail page on the county's foreclosure notices app (apps2.collincountytx.gov/ForeclosureNotices) at least 21 days before the sale date. That filing is the first public record of a foreclosure, and it is what PlotCipher watches.
Is the loan amount on the notice what the owner owes?
No. The notice states the original principal of the deed of trust being foreclosed. After years of payments, or arrears and fees, the current payoff can be far from that figure. PlotCipher shows the original principal and says plainly that the payoff is unknown.
Does every posted sale go through?
No. Sales are postponed, reinstated and withdrawn constantly, and the notice is never updated to say so. PlotCipher rechecks the county index every morning and marks notices that disappear from it.
What does PlotCipher verify?
The notice itself, the appraisal record for the parcel, and, in a full research report, every instrument recorded against the address in the clerk's index. Values come from the appraisal district and are never estimated.
Do I need a subscription to research one property?
No. A full property research report is $1 per address, one-time, for any Dallas or Collin County property. The Foreclosure Agent subscription is for having matching properties found and sent to you every morning.
