The deal, in plain words.

These terms are the agreement between you and PlotCipher LLC ("PlotCipher") for the use of plotcipher.com and the emails it sends. By creating an account you accept them.

What PlotCipher is

A research tool. Every night it reads public foreclosure notices in Dallas and Collin County, Texas, matches them to public appraisal records, and sends you the new filings that fit your criteria. On request it reconstructs a property's recorded debt history from the county clerk's index.

What PlotCipher is not

PlotCipher is decision-support software. It is not legal, financial, investment, tax or engineering advice, and nothing on the site or in an email is a recommendation to buy, bid on or lend against any property. "Apparent spread" is the county's appraised value minus the original recorded mortgage; it is not equity and says nothing about the current balance, other liens, taxes owed or the property's condition. Public records can be late, wrong or withdrawn. Verify everything with licensed professionals before acting.

Your account

One account per person, with a real email address you control. You are responsible for what happens under your sign-in; keep the password private and tell us if you think it has been used by someone else. You must be at least 18 and using the service for lawful purposes.

Plans, trials and billing

The Investor plan starts with a 14-day free trial that needs no card. Add a card at any point during the trial and the first charge lands when the trial ends. Investor Pro and Acquisitions have no trial and are charged when you subscribe. All plans renew monthly through Stripe until you cancel. Prices are shown on the pricing page at the time you subscribe; if a price changes we tell you by email before your next renewal.

Cancel any time from the Billing page. Access continues to the end of the period you have paid for, and no further charges are made. Refunds are described in the refund and cancellation policy.

Property research allowances

Each plan includes a number of property research reports per month, shown on the pricing page. A report you have already unlocked stays open to you and never counts again. Allowances reset at the start of each calendar month and do not roll over.

Acceptable use

Do not scrape, copy or resell the data, share an account, run automated queries against the site, or use anything you learn here to harass or contact people in distress. We may suspend an account that does.

Our responsibility

We work hard to keep the data accurate and the service running, but we provide it as is and cannot promise it is complete, correct or uninterrupted. To the extent the law allows, PlotCipher's total liability for any claim about the service is limited to what you paid us in the three months before the claim.

Ending the agreement

You can close your account at any time by cancelling and emailing us. We may end or change the service with reasonable notice, and refund any prepaid period we do not deliver.

Governing law

Texas law applies, and any dispute is heard in the courts of Dallas County, Texas.
