Foreclosure notices on file for properties in Providence Village, with the county's appraisal record for each parcel. Read from the Denton County Clerk every morning.
Read from the notice index at this morning's sweep. Medians are across every notice on this page; the original loan on any one property is part of its research. A filing is not an outcome.
County value is the appraisal district's figure, not a market estimate, and the original loan is what was borrowed when the deed of trust was signed — not the current payoff. The spread compares the two; it is not equity. Who owns the property, and every instrument recorded against it, is in the $1 research.
A Texas foreclosure under a deed of trust needs no court. The lender appoints a substitute trustee, files a notice of sale with the county clerk at least 21 days before the sale, and the trustee sells the property at public auction to the highest bidder for cash. Title passes by trustee's deed; junior liens are wiped, senior liens and taxes carry over.
The notice states the original principal of the loan, never the current payoff. The gap between those two numbers is where most bad assumptions live.
Sales are held on the first Tuesday of every month between 10 AM and 4 PM at the Denton County Courts Building, 1450 East McKinney Street, Denton, or wherever the Commissioners Court has most recently designated. Each sale must begin within three hours of the time stated in its notice.
Notices are filed with the Denton County Clerk, who indexes notices in the Foreclosures department of the county's public records search (denton.tx.publicsearch.us). Notices are posted at the courthouse and filed with the clerk at least 21 days before the sale; PlotCipher reads the clerk's index every morning at 4 AM. County values and owner names are not joined to Denton County notices yet - the address, the sale date and the filing are what the index publishes.
Tell the agent what you buy. It checks both counties every morning and emails only the properties that fit.
